Terms of Service
Effective August 27, 2026. Last updated August 27, 2026.
Here is what this means in normal language.
Your photos, papers and words stay yours. We keep them and show them back to you, and we need your permission to do that — nothing more. The first year for a home is free; after that it is $4.99 a year for that home, and it renews once a year until you stop it. If you are charged and want it back within 30 days, you get it back. This is a place to keep a record of a house. It is not legal advice, not an inspection, and not proof of who owns the property. The full detail is below.
1. Who you are agreeing with
These Terms apply to Annual Home Record at annualhomerecord.com and the app you sign in to. By creating an account you agree to them.
The legal name of the business that operates Annual Home Record is not published here yet. It will be added before anyone can be charged for the service.
2. What the service is, and is not
Annual Home Record is a place to keep a record of a home: photos, papers, dates and notes, kept in order so you can find them years later.
It is not, and must not be relied on as:
- legal, tax or insurance advice
- a home inspection or a safety inspection
- a property appraisal or valuation
- verification of who legally owns a property
- a maintenance service, a warranty, or a guarantee that work was done
A suggestion the service makes about a paper is a suggestion. You decide whether it is right, and what your record says.
3. Your account
You must be 18 or older to have an account. Keep your password to yourself; you are responsible for what is done through your account. If you think someone else has got into it, tell us and change your password.
4. Your content stays yours
Everything you add — photos, papers, words, dates — is yours. We claim no ownership of it.
To be able to keep it for you, you give us permission to store it, back it up, copy it between our systems, display it back to you and to people you invite, resize and re-encode photos, read a file to suggest what it is, and build a copy when you ask for one. That permission is limited to running the service for you, it lasts only while your content is in the service, and it ends when you remove the content or delete the home or your account.
We will not use your content to advertise, will not sell it, will not publish it, and will not license it to anyone else for their own purposes. Do not upload anything you have no right to keep, and do not upload anything unlawful.
5. What “owner” means here
Inside Annual Home Record, the “owner” of a home is simply the account that controls that home’s record. We do not check property deeds, titles or public records, and we make no statement about who legally owns any property. Being the owner of a record here is not evidence of owning the house.
6. Letting someone help
You can invite another person to help with a home’s record. A helper can see and add to that record. Only you can invite people, remove them, transfer the home or delete it. You are responsible for who you invite and for what they can then see. You can remove a helper at any time; what they already added stays in the record.
7. Handing a home to someone else
You can transfer a home’s record to another person, for example when you sell the house. Nothing moves unless you start it and the person you named accepts it. Once it completes, that person controls the record and everything already in it, and you no longer do.
This transfers a record inside Annual Home Record. It is not a sale, a deed, a conveyance, or any transfer of legal ownership of real property. It has no effect on title, and no legal effect outside this service. Before you transfer, read what is in the record and remove anything you do not want to hand over.
8. Taking a copy
You can ask for a copy of a home’s record at any time, including if you stop paying. The copy is a readable page you can print or save, and a data file with the same content. It is what we hold, written plainly. We do not promise that any other software will be able to read it, and we cannot promise a file format will still be readable decades from now.
9. Removing and deleting
You can remove a single entry, delete a whole home, or close your account. Deleting a home destroys its records and its stored files. Closing your account deletes your sign-in; a home that another person still belongs to keeps its record, so delete the home first if you want it gone. These actions are permanent and we cannot undo them for you.
10. Price, renewal and cancelling
- The price. $4.99 per year, for one home. The first year is free. There are no tiers, no add-ons and nothing else to buy.
- The free year. The first year of a home’s record is free. You are not asked for a card to start, and nothing is charged at the end of the free year unless you choose to pay.
- Renewal. If you do pay, the subscription for that home renews once a year at the same price, charged automatically on the renewal date, until you cancel it.
- Cancelling. You can cancel at any time from “Paying for this home” in the app, which opens the payment provider’s page where cancelling takes one step. Cancelling stops the next charge; the home stays paid for through the date you already paid for.
- Refunds. If you are charged and you tell us within 30 days that you want it back, we refund it. You do not have to give a reason. Ask us using the contact on the Support page.
- Price changes. If the price ever changes, we will tell you by email before a renewal is charged at the new price, and you can cancel before it takes effect.
- Tax. Payments are handled by Paddle, which is the seller of record and adds and remits any sales tax or VAT that applies where you are.
If you stop paying, nothing is deleted. Your record, photos, papers and past reviews stay, you can still read them, and you can still take a copy. What stops is adding new things and the yearly review.
11. Ending the agreement
You can stop using the service and close your account whenever you like. We may suspend or end an account that is being used unlawfully or in a way that damages the service, and if we do we will tell you at the email on the account and give you a way to take a copy first, unless the law prevents it.
12. The service is provided as it is
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE”, WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ANY IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT.
In plain words: we work hard to keep your record safe and available, but we cannot promise it will never be unavailable, and we cannot promise a suggestion about a paper will be correct. Because this record matters, take a copy from time to time and keep it somewhere of your own.
13. Limits on what we owe you
To the extent the law allows, we are not liable for indirect, incidental or consequential losses, and our total liability to you for any claim relating to the service is limited to the amount you paid us for it in the twelve months before the claim.
Nothing here limits liability that cannot be limited by law, including for fraud, and nothing here takes away consumer rights your state gives you.
14. Disagreements
If something goes wrong, write to us first — almost everything is settled that way. There is no forced arbitration and no class-action waiver in these Terms. You keep the right to go to court, including your local small-claims court.
The state whose law governs these Terms is not published here yet. It will be added before anyone can be charged for the service. Until then, nothing here waives any right your own state gives you.
15. Changes to these Terms
If we change something that matters, we will update the date at the top of this page and tell you by email at the address on your account before the change applies to you. Carrying on using the service after that means you accept the change.
16. Contacting us
We have not published a contact address yet. It will be on the Support page before anyone can be charged for the service.
